An Ideal Property Settlement Playlist

Change is a powerful thing, and that power is real and true when settlement day is here, whether you are the buyer or a seller in a real estate transaction. When yours truly purchased her very first property back in 2006; there was a 42 day wait from when the contracts were exchanged. The same was true when yours truly recently sold the same property; however that 42 days became 30 days. It does not matter, celebrations are still in order.

The settlement period (especially settlement day) combined with a short time period calls for some time to celebrate, and to allow for some pleasant and not so pleasant emotions to be processed. For example, buyers who did not have a mortgage before, now have a long-term relationship with a bank, as well as being responsible for their own repairs and maintenance. With that, more bills beckon, as well as more freedom and responsibility. The freedom to renovate your own home as you please also comes to fruition, and to not get moved on, provided there are no defaults. Even to get a pet. Those who have to deal with strata have a few more hoops to jump; however you still have a few more freedoms than renters do. Even renters who have successfully jumped ship from a not so great rental home, to a magnificent one would also appreciate this playlist.

On the sellers end, settlement day is a day not to say hello, but rather goodbye to that piece of real estate that you successfully sold. This can also mean hello to a new home, depending on your personal circumstances. Either way, you are now free from the obligations that this previously owned home had once presented to you. Good riddance, from laughing all the way to the bank, to having less financial obligations and stresses to worry about. For some, it may mean no more tenants either. For others, this is a completely new ball park.

To help the time pass, and for the wounds to heal; a Property Settlement playlist of some upbeat, positive tunes is in order. This playlist is simply a suggestion. Take it or leave it as always, and mix up the songs, and even the sequencing of these songs as you please. This would be perfect play for any house-warming and house-cooling party, depending on the circumstances you find yourself in. Renters are more than welcome to enjoy this playlist as well. You're welcome.

1. Unstoppable - Sia

To be a buyer or a seller, you need to have grit and determination. For the buyer, goodness knows how many Saturday open homes you attended to be the unstoppable person that you are, and to not give up until your offer was accepted. With the sellers end of the stick, you had to persist with the ups and downs along the journey; especially where buyers might offer you a cheaper price that what you might be willing to accept.

To have made it to settlement day; you are unstoppable.

2. I'm Still Standing - Elton John

Despite the ups and downs of having to navigate the entire process, no matter how long it took to either sell your home, or to find your ideal or dream home...you are still here. You are still standing. It is time to acknowledge that. There is time and expense involved in both ends of the real estate transaction. Thirty nine years on, and this song is still standing.

3. Celebrate Life - Eelke Kleijn

Although an instrumental song, it is a timely reminder that you need to party; even if the buying and/or selling transaction was painful and/or unpleasant. The fact that you did not give up on something that is illiquid, and somewhat emotional is a testament to your inner strength. On either end, you have had to deal with solicitors and real estate agents. And in some cases banks and financiers, and maybe even local council and strata managers. Perhaps tradespeople, as well as building and pest inspectors.

4. On Top Of The World - Imagine Dragons

On the sales end, if you did really well, you might have a few jealous friends and family members. People will ask you "what are you going to do with the money?" and "Will you buy another property?" This song helps a seller in this situation to be true to themselves, and for buyers to remain grounded. There will be congratulatory messages flowing, yet on the other end, people will remind you to 'keep on top of your mortgage payments' and what not. Trust me, this song also hits differently each and every time when you listen to it. With a property settlement, you do feel like you are on top of the world regardless.

It does not matter on which side of the transaction you fall under.

Other suitable songs that are worthy of consideration, and to listen to in such life altering circumstances:

1. Happy - Pharrell Williams

You will be, and you better be. Upbeat, fresh, and fun.

2. Leave A Light On - Jae Laffer

Your options are expanding either way. Leave that light on, so that you can see. Paying the electricity bill is mandatory (no pun intended).

3. Walking On Sunshine - Katrina & The Waves

Enough said. It is meant to be a happy day for all concerned, even if the transaction was bittersweet, or downright bitter and forced. If the latter, you are now free from that burden and error.

4. Lovely Day - Bill Withers

When the property transaction has changed someones life for the better...then why not?
