The Beauty of Mondulkiri, Cambodia

In the jungle, there is the written and unwritten code of laws and ethics, but the unwritten code is much stronger. If you understand the code and can be a part of it, however unseemly at times, then you are on your way to success. If, on the other hand, you are always wanting to put up a fight, it will be a struggle to survive and anything you have, will eventually lay scattered across the jungle floor and you will be on a flight to the next outpost.

Cambodia is a place that will give you opportunity at a relatively low cost of entry. Learning the language, or any foreign language for that matter, can be difficult at times, so do your best to learn the basics. Learning the fundamentals of the Khmer language will take you farther than you could think, but I think that goes for learning any language in the country you have chosen to reside. The time in which you have to claim that entry to Cambodia is limited. The wealth influx of the Chinese has significantly impacted prices in Mondulkiri, specifically, as well as other places within Cambodia, such as Phnom Penh, Sihanoukville and Kampot, to name just a few. You may still find a sweetheart deal and if you desire the deal, you only have to know where to go and negotiate the deal. I can lead you in the right direction and it is not through a real estate agent, at least in the beginning, that is for sure. The secret is to know where to go and who to talk to at he right moment, before someone, other than the owner, chimes in to take a piece of the action. If you want to become a land barren, well, admittedly so, I may not be your man, but I can make the connections for you. On the contrary, if you are craving a little slice of paradise, look no further, Freddie and Sophorn are here for you.

As in any country, there are costs to doing business and land acquisition may be your largest cost depending upon how much land you decide to buy. We are only talking small monies, but it should be noted, as 2k USD may really mean 4k USD, after you are finished with paying out the necessary parties for example (this is an example of a small piece of land’s extraneous costs). I will not go into the specifics at this time, but I will explain, in detail, for reference, if given the opportunity to assist with you or your loved ones. Remember, this is not necessarily the way in which property transfers consummate in the Capitol of Phnom Penh, but the provinces my friend, the provinces, more on that some other day.

The journey is where you will find the adventure. We can take you places within Cambodia that you would never discover on your own and you may just say, “I want to buy and retire or live and work here”. Trekking through the jungles and countryside, you can find a piece of paradise for as little as 10k an acre or about 20k a hectare, depending on what measurement system you use. Cambodia uses linear square footage, so be mindful that some could just say that they will sell you 10 meters, but what they don’t tell you is that it is extensively long, which is an added bonus (in this case only). In simpler terms, know the full dimensions of your proposed land purchase. Your gem of a purchase may just be waiting around the next corner.
