Why Can’t Chris Evans Sell his Six Million Dollar Hollywood Hills Home?

I have some ideas as to why the actor was forced to cut the price more than $600,000.

The “Captain America” actor has relisted his Los Angeles Mansion for 6.39 million after asking 6.9 million a year ago.

Evans bought the home in 2013 for 3.5 million, according to this Realtor.com article. The views from every room in the house are nothing short of astounding. And that is what will likely sell this pricey home, says listing agent Scott Moore. That and privacy:

“Thanks to its plum hillside perch, the dwelling boasts sensational vistas from almost every room—however, they can also be enjoyed from any number of outdoor living areas, which are just one of the elements that help to set the home apart from other luxury listings in the Hills.

’What draws homeowners to this pocket is the rare balance of privacy, nature, and proximity,’ Moore explains. "Tour buses and through-traffic are virtually nonexistent here, creating a quiet enclave where residents can disconnect, take in sweeping canyon and city views, and experience a sense of emotional escape while remaining just minutes from the heart of Los Angeles.”

Still, after going through all the photos and videos of this property, I feel the lack of high ceilings are going to hurt the listing. Buyers in that price range are certainly going to fall in love with the views and the incredible master bath (I did.)

About those ceilings. Nothing wrong with them. But at that price point, I would expect soaring ceilings that give the dwelling a grand appearance immediately upon walking in the door.

The four bedroom six bath 4600 square foot home is certainly big enough for most families but will he need to drop the price again to find a buyer?

According to this article in the Robb Report, the actor did make some improvements to the home during the time he has owned it:

“Occupying its own wing, the primary suite flaunts a private ipe wood deck and a large dressing room, along with a limestone and Calacatta marble bath sporting radiant-heated floors, a freestanding oval soaking tub, and a steam shower. A one-bedroom guesthouse, meanwhile, comes with a living and dining area, plus a full kitchen. However, a gym where Evans trained for his superhero roles has since been removed.”

What Can you Buy in the Hollywood Hills for under Five Million?

Actually, more than you think. If Chris Evans’ home is out of your price range, consider this 3100 square foot home for 3.4 million, built in 2022:

Now, that is a house I could call home. It is not too big where you get that empty feeling, but not too small where you feel you have no room to breathe. Maybe it doesn’t have quite the views that Chris Evans’ listing does, but I’ll take not having a panoramic view from every single vantage point for a lower price tag and newer materials.

It seems Evans and his family have moved to the East Coast already to be closer to family. Wonder what they bought out there.
