AN INTRODUCTION

A set of Working Drawings is a ‘Construction Manual’ describing accurate information of the designers intentions for construction, in a manner that is clearly expressed and easily understood to ensure on that wastes emanating from on-site decision-making are eliminated.

Working Drawings must be;

- Comprehensive.

- Sufficiently Detailed for its Purpose

- The Information conveyed must be technically sound

Working Drawings are used for;

- Tendering

- Contract Document

- Base Information

- Statutory Approvals

- Developing Construction Programme

- Developing As Built Drawings

- Review/ Feedback Source

COORDINATION

Coordination of Working Drawings could simply be described as eliminating interference/ physical conflicts in the layout of Structural elements, Architectural components and MEP Services/ equipment provided within a Building.

Coordination is also the management of

- Accuracy of the information across all trades

- The consistency/synchronization of all production information i.e. Drawings, Specifications and Bills.

Coordination is the primary responsibilities of the Architect or the Lead Consultant.

It is important to provide/include Discrepancy Notes on all Title Blocks to protect the Client and the Project team against variation savvy Contractors.

Uncoordinated information is the major source of wastes on project sites and the risks of interference errors are highest on building projects with intense Mechanical, Electrical, and Plumbing (MEP) requirements.

BIM software is now being used to significantly reduce Working Drawing information coordination issues.

BIM software assist in the collation and assimilation of project data/information that are required to complete a coordinated Building Production Information model and drawings, which includes Architectural and Structural layouts, MEP specifications and MEP drawings.

SCHEDULE OF DRAWINGS

All Building Construction Information is hierarchical in nature and always proceed from the general to the particular/specific and comprises the following;

- Location/ Key Drawings: Site Plan, Master Plan and Floor Plans

- Layout Drawings: Toilet Details, Staircase Details, Kitchen Details etc.

- Assembly Drawings: Critical Construction Details

- Component Drawings: Door Schedule, Window Schedule, Ironmongery Schedule etc.

TITLE BLOCKS- Checklists

- Architect’s/Consultant’s Firm Name, Address and Details

- Client’s Name.

- Project Name and Address

- Drawing Title

- Project Number

- Project Status

- Project Team Details

- Drawing Scale

- Drawing Date

- Sheet Size

- Drawing Number

- Revision Bar

- Drawing Notes

- Key plan & North Point

- Legend

SITE PLANS- Checklists

- Building(s), Roads and Walkways on Site.

- North Point must be shown on all plans.

- Design Gridlines.

- Gridline Dimensions.

- Boundary Lengths, Bearing and Annotations.

- Graded and Ungraded Site Levels.

- Site Services. — This could also be shown on External Works Plan

- Landscape- Hard and Soft. — This could also be shown on the Landscape Plan

- Set-Out Points and Dimensions. — This could also be shown on the Setting Out Plan

- Specification Keynotes.

- Callouts for Assembly Drawings.

- Legend.

- Statutory Development Data.

FLOOR PLANS- Checklists

- Clients Approval of Design Drawings.

- North Point must be shown on all plans.

- Fitted Furniture Tags, Sunscreen Tags etc.

REFLECTED CEILING PLANS- Checklists

- Base Plan to be prepared.

- Set Out Dimensions for All Fittings and Fixtures.

- Set Out Dimensions for Finishes.

- Specification Keynotes

- Callouts for Assembly Drawings

The CHECKLISTS highlighted here are not exhaustive but should provide the requisite guidance for producing the relevant graphical representations of the important information required to execute Building Projects. Working/Production Drawings are required to be done in a concise and coordinated manner to negate ambiguity and confusion, such that the information highlighted on them are clearly expressed and easily understood. A good Culture/Standard of producing Working Drawings would therefore, significantly reduce/eliminate delays and conflicts (WASTES) associated with improperly produced/coordinated Working drawings.
