What is USDA Streamline Refinance?

USDA lean refinancing refers to a simple mortgage refinancing option offered by the United States Department of Agriculture (USDA). USDA Reasonable Refinance is available to homeowners who purchased their home with a USDA home loan and offers borrowers a refinancing option for more affordable loan terms.

Understanding USDA Streamline Refinancing

The USDA loan is a mortgage option available to some rural and suburban homebuyers. USDA offers direct home loans and guarantees loans issued by qualified lenders. The eligibility criteria for these home loans are very lenient compared to those for other home loans. USDA loans are designed to help low- to moderate-income borrowers purchase homes in predominantly rural areas. A Section 502 loan, which is available to low-income individuals and households in rural areas, is an example of this type of loan. USDA has two refinancing programs for direct and guaranteed loans: Streamlined Assistance and Standardization.

USDA Refinancing is similar to other reasonable federal refinancing options, such as Federal Housing Administration (FHA) Reasonable Refinancing, Department of Veterans Affairs Reasonable Refinancing Army (VA) and Affordable Home Refinancing Program (HARP) by government-funded companies Fannie Mae and Freddie Mac.

Eligibility Requirements For USDA Streamlined Refinancing

Eligibility requirements for the most popular USDA refinance program, called Simplified Assistance, are simple. To qualify, the refinanced home must be the borrower's primary residence, the home must be secured by a USDA Direct Home Loan or USDA Secured Home Loan, the borrower must make 12 consecutive payments before requesting a refinance, and refinancing must reduce the borrower's payments by at least $50 per month.

Unlike a traditional loan application, no credit report, home appraisal, or property inspection are required. Current income is also not a qualifying factor. The borrower only needs to show that their income is within the current USDA guidelines.

The USDA standard streamline programme is another refinancing option. No appraisal is required, and homeowners who are underwater on their mortgage are eligible, which follows the same rules as the streamlined-assist loan.

Homeowners must, however, provide proof of current income and meet certain debt-to-income ratio requirements. The benefits of this option include no requirement to reduce the payment by at least $50 and the ability to remove existing borrowers listed on the note as long as one of the original borrowers remains on the note.

USDA Streamlined Refinancing Rates

Check out the USDA's list of approved lenders to refinance a guaranteed loan. They provide USDA loans, but the USDA does not recommend any particular lenders. You should shop around to ensure you get the best terms and a lower interest rate.

As of October 1, 2021, the interest rate on direct loans is 2.5%, but your effective rate can be as low as 1% after subsidies.
