More Americans Buy Homes in Spain as Political Uncertainty Grows at Home
Real estate professionals say quality of life, long-term investment value, and domestic politics are all part of the equation

Home purchases in Spain by U.S. citizens increased in 2025. This happened even though total foreign demand went down. It shows a change in one of Europe’s most popular property markets. As a result, it appears that the number of Americans looking to buy homes in Spain will continue to grow in 2026.
According to the General Council of Notaries, Americans made about 2% of all home purchases in Spain last year. This is still a small share. However, U.S. purchases grew about 3% compared to last year. At the same time, total foreign buying declined. Overall, foreign buyers made up around 19% of all home purchases in Spain in 2025.
For many years, the Spanish property market was led by buyers from Northern Europe, especially the United Kingdom. UK buyers were attracted by the warm climate and lower living costs compared to the UK. British buyers are still the largest group, with about 8% of total purchases. But their activity has dropped by around 16% in the past six years. In contrast, U.S. purchases have tripled in the same period. This shows a steady growth in demand from Americans.
Luxury Property Market Also Draws U.S. Interest
American buyers are very active in the luxury property market in Spain. The latest data show they paid an average of €3,501 per square meter in the second half of 2025. This is about 29% higher than the average paid by foreign buyers. It is also nearly double the price paid by local buyers. Along with buyers from Sweden and Germany, Americans are among the highest spenders.
Luxury real estate firms also confirm this trend. They report more U.S. clients. These buyers focus on top locations such as Madrid, Valencia, and the Costa del Sol. In some coastal areas, Americans have even passed British buyers.
Experts say this growth has many reasons. A strong U.S. dollar makes it easier for Americans to buy abroad. Spain also offers better value than many big U.S. cities. But money is not the only reason.
Politics and Lifestyle Influence Decisions
Experts say political division in the United States is also a factor. Policies linked to President Donald Trump have increased uncertainty for some people.
Spain and the U.S. also have some political disagreements. Prime Minister Pedro Sánchez has openly criticized recent U.S. foreign policy decisions.
Some Americans now see Spain as a better place to live. This is especially true for Spanish-speaking Americans with Latin American roots. They see Spain as both a lifestyle upgrade and a backup plan. Some property experts say many buyers value safety, walkable cities, and good public services.
“Many Americans are choosing cities like Madrid or Valencia not only for quality of life, but because they see them as stable and family-friendly,” they said.
Long-Term Outlook Remains Strong
Experts believe demand from U.S. buyers will stay strong. This is true even if exchange rates change. Spain remains attractive because of its climate, infrastructure, healthcare, and culture.
“U.S. clients are not only investing, but they are also relocating. They want security, lifestyle, and long-term value outside the United States.” another property expert said.
As Spain real estate market changes, more American buyers are entering the market. This shows a wider shift in global real estate. Today, both politics and economics play a role in where people invest.
