How many of us ignore home maintenance, and later fret over the troubleshooting cost when small problems escalate? And not to mention the hazardous consequences of disregarding annual home maintenance in Dubai.

As the season and weather conditions change, new problems emerge in our homes. Some go unnoticed while some require immediate attention. The earlier you sort them out the better it is. And to avoid any unfortunate incident, carry out regular annual maintenance.

Monthly Home Maintenance Checklist

Besides seasonal maintenance, some maintenance tasks are monthly. For optimum performance of the appliances inside your home and safety precautions, they are worth carrying out once a month.

Start from your kitchen. Clean out the sink and look for any signs of clogging. If required, use any cleaning chemical. Want to restore the shine of the sink? Use vinegar ice cubes. This method is quite simple: Let some vinegar freeze over ice cubes and run those cubes three hours later through the disposal. Ta-da!!!

What healthy food is to your stomach and overall body, clean air is to your lungs. Fair enough, you have HVAC filters at your home, but they too should be maintained regularly. Clear out debris from inside. However, if your filter is three-month-old, get a new one.

If you have fire extinguishers in your home, it’s worth checking them after every 15 days. The thing is, devices like these remain unused for months. Imagine learning that your fire extinguisher has a fault just when you need it in an emergency. Make sure it’s in the right condition and working properly.

Now move on to sockets and electrical appliances. Make sure all appliances are working fine. Look for faulty light switches and fan regulators. Do check out thermostats installed in different appliances, they have a major impact on your electricity bills.

Summer Home Maintenance Checklist

Dubai is known for its heat in the summers. But don’t worry, you can survive in the hottest of the temperatures if your interior is well-maintained. Note down some important tips for home maintenance in the summer.

Start from cooling appliances, without those you’ll feel like a fish out of water. Make sure your AC, refrigerator, and cooling fans are functioning at their best. If you find your fans slow, change capacitors to boost their performance.

If your roof has cracked tiles or timbers, repair them before the summer approaches. Intense heat can further deteriorate its condition. But don’t do it yourself, you can hire a professional from an annual home maintenance company in Dubai to carry out any risky repair for you.

Do you have a swimming pool? During summer, it’s one of our favorite places to be in when the sun is showing unfathomable rage. Before the weather gets hot, change the water of your pool. Install shades if you haven’t and preferably a new water filter.

Watch out for insects. Summer is their playground. And if your house is prone to attract them during hot weather, be prepared to deal with them. Close all the doors and windows through which they penetrate.

Lastly, wash the roof and garage with water every month in summer. This will open up the atmosphere a bit and reduce the heating effect.

Winter Home Maintenance Checklist

Though winter hardly lasts for a couple of months in Dubai, it’s worth enjoying. And you can only enjoy this season to the fullest by preparing for it in advance.

Check out your heating appliances. We don’t need heaters in Dubai but a geyser is often required for bathing during peak days of the winter. If you don’t know how to ignite a gas geyser, call a plumber to do it the right way.

Ceiling fans run throughout the year in the UAE. If your ceiling fan has a switch, switch the direction of the blades. In winters, they should move clockwise as this movement pushes the heated air down.

Winter means rest season for the AC. Take care of the outer, when cool winds blow debris can easily penetrate inside. Either install a waterproof cover over it or place a sheet of plywood held down by a few bricks on top.

And how can you forget to check the oven? Winter brings the aroma of BBQ, hot beverages, cakes, and other mouth-watering stuff. Make sure your oven is working fine -- if you didn’t use it the whole summer.

Some Other Notable Home-Maintenance Tips

Some home maintenance tips apply to every season. No matter whether it’s hot, cold, or spring, timely care prevents costly escalations.

Watch out for electrical issues in your home. Don’t take any short circuit or voltage problem lightly. Call a professional ASAP.

Trim the tree(s) inside your garage and outside your home. During windy weather, they can result in a costly ( or even deadly) loss.

Clean the water tank every three months.

Repair or replace damaged windows as soon as you find one.

Fix sinks, tap, toilet flush, shower, and everything else that might bother you during your washroom/bathroom visit.

Regularly check for gas leakage after any maintenance work in the kitchen.
