Advantages and disadvantages of modular houses

If Lego were transposed into real estate, then it would be equivalent to modular homes. Produced in factories, they are then delivered to the buyer and assembled by a manufacturer. Often, the idea of ​​a modular house is confused with what a mobile home is, which is wrong.

Prefabricated homes differ from the usual ones only in that they are not built on-site, on-site. They cannot then be moved elsewhere, such as mobile homes. The structure of the modular houses is made of wood or metal, while that of the houses built on-site is made of brick and concrete.

The advantages of modular houses are the following:

  • they are more advantageous in price than those built on-site, because the manufacturing process is very efficient, leaving no room for errors, which usually cost a fortune in building a house. However, don't expect a bargain !;
  • they are put into use much faster than ordinary houses because they need only a week for the finishes to dry;
  • their design is more permissive because the wooden or metal structure allows the creation of large spaces without the use of resistance poles;
  • due to the efficiency of their production and assembly, they are a sustainable solution through which we protect the environment. Many modular homes are designed to help reduce energy consumption.

Before you rejoice that you have found an ingenious solution to make your home in the shortest possible time, here are some disadvantages of modular homes that you should consider:

  • apart from the purchase of the prefabricated house, you will have to find and buy a suitable plot of land, which, as far as you know, is a difficult mission;
  • often, the price communicated to you by the manufacturer does not include the sanitary installations, the electrical ones, and the insulation, so the amount you give at the end can be 20% higher.
  • in most cases, the manufacturer requests that part of the money be paid during the manufacture of the modular house, following that the full amount will be paid until its completion;
  • because they have to be transported from the factory to the place where they will be assembled, the modules that are part of the prefabricated houses can be damaged during transport;
  • if the team that assembles your house does not do its job properly, it is possible to wake up with problems related to the strength of the structure;
  • although they are not much cheaper than the houses built with the construction site and they look as good as these, the modular houses are still considered to be inferior, of poorer quality. Because of this, the sale of a prefabricated house may become a problem and the amount you get will be much less than the amount you initially paid.

Modular homes are a fast and modern solution for people who want to build a home but do not want to deal with the complications and high costs of a construction site.
