Have you decided to take the big step and build your dream home? Congratulations! Until you enjoy your new nest, however, it will take a lot of planning and a lot of patience, because the construction of a house is always a difficult process, in the development of which many factors intervene.

To be sure that you are moving to a house made of "German", with which you will not have problems too soon, you must follow all the steps to do a quality job. This means finding a competent architect and investing in the house project.

How much does a house project cost?

Although it is not excluded that you tend to avoid the stage of creating the house project, in the idea that you will save money, it would not be advisable to do so.

If you get stuck in the wrong place, you may not be able to afford the home of your dreams.

House projects are of two types: standardized and customized. In the first case, you make substantial savings, because the architect or the architecture firm does nothing but take a plan already created and adapt it a little to your needs.

Some architects make hundreds of plans a year based on a few basic designs. The second option is the ideal one, but it also makes a hole in your budget: the house adapted to your needs, created especially for you. In the first case, you will have a house that will look like others, and in the second, you will have a home that will fully represent you.

Of course, originality always pays extra, so expect high prices.

So how much does a house project cost? There is no absolute price, but it is created according to the above criteria (standardized or customized house) and, of course, depending on the living space.

Here is an example of pricing based on these variables:

  • project for a standard house, whose plan is proposed by the company: 6 euro/sqm;
  • project for a personalized house (from scratch): 7 euro/sqm.

 The more you want the technical project to include more things (resistance structure, architecture, installations), the higher the price will be. Other details lead to higher costs, but they all depend on the detailing of the project and how much you are going to get involved in creating it, if you will think of different creative solutions together with the architect, etc.

A well-done project can cost you 2000 or 3000 euros, but even if you give a large sum, you know for sure that you have all the documents in order and, just as importantly, a solid house. These few thousand euros you give at the beginning could reduce your construction costs by twice the amount you initially gave for this step.

When you are researching the market to find a company to carry out your house project, do not rush to take advantage of the first offer that is presented to you.

Anything that sounds too good to be true should arouse your suspicions. First of all, if a project is very cheap, it means that it is very likely to be incomplete, which will force you to make good money out of your pocket to fix the problem.

Very important: the house project must contain the technical documentation for obtaining the construction permit and the technical project. Without them, you will find yourself in exactly the situation described above, because the project is incomplete.

When you find out how much a book project costs, you may want to skip this step. Do not do it! Think that you pay for your safety and, ultimately, because you don't spend even more money on retouching. In addition, a house designed by an architect is more valuable in the real estate market, so you have every reason to invest in this project.
