We have people call and inquire all the time about what is the accurate sealing process for their tile and grout flooring. Initially you need to identify that there are several different types of tile and they all call for different sealing processes.

Man-made tile; tile like ceramic and porcelain are non porous tile and do not need to be sealed. The grout however should be sealed. You have two options for sealing the grout.

Penetrating sealer: This is a clear seal that penetrates into the pores of the grout filling them and making the grout non absorbent. This protects the grout from dust, oils, and spills from soaking into the grout and discoloring the grout that’s why sealing your grout is important. Please be conscious when shopping around for a grout sealing service that there are many dissimilar qualities of penetrating sealers. This and the excellence of workmanship will result in a wide range of prices you may receive. A quality penetrating sealer should last 5 years. Typically to have a high quality penetrating sealer applied by a trustworthy grout sealing company the charge will range from --content--.75 to .25 per sq/ft. If you choose to have a less quality sealer applied that will last 1-2 years the charge could be as low as --content--.50 per sq/ft.

Color Sealer: Grout color sealing is an incredible option for entirely changing the look of your tile and grout floor. Color Seal is offered in an epoxy base or urethane base product. We prefer to use the urethane base grout color sealing product as it is a stain vs. the epoxy base product which acts more like paint. Grout color sealing can come in just about a color the house owner wants. We recommend choosing a color that matches with the leading color in your tile. This will give you floor a nice flowing look and make each room look larger, vs. having a checkerboard look on the floor which is a dated look. Some home owners think they want a dark grout to hide the dirt however keep in brain once the grout color sealing procedure is completed the grout will clean as easy as the surface of your tile so maintenance will be a snap. Natural stone tile like travertine, marble, and limestone can be sealed by a penetrating seal. Please note DO NOT allow a contractor to apply a topical sealer to your natural stone floor. While it may be presented that it is an easy way to bring a high sheen to your natural stone floor topical sealers cannot hold up to the high traffic wear and will deteriorate over time and leave you will worn areas and the only corrective step will be stripping the floor which will be very costly.
