The Major Phases of Construction

1. Preconstruction phase-

This phase includes creating a strategic plan for project, creating design, gathering the labor and resources required for construction.

2. Construction phase-

The phrase from the moment physical construction begins until physical construction ends is construction phase. It is associated with construction projects partially due to its visibility.

3. Post construction-

Period from when physical construction ends until project turnover to owner takes place is Post-construction phase. 1. Plans and Permitting

Creating a set of plans with an architect or certified designer is the first step. The plans must be sealed by a certified engineer after they have received approval. Also, all essential energy components and determines a home's energy value, which must meet minimal standards, must be filled out in order to apply for a building permit.

A complete set of truss designs and cut sheets for every window and sliding glass door is then required. The municipality requires each of these things before the home builders can submit an application for a building permit.

2. The Phase of Site Work and Masonry

The site is where the next stage of the home-building process starts. For building to begin, the land will need to be cleared and levelled by a workforce. To bring the house up to the minimum flood elevation allowed by the federal government, more fill is frequently needed. The footings are then poured and dug. A stem wall is then built and filled.

The stem wall is constructed with all subsurface electrical and plumbing before the slab is poured. The outer block wall is built after the slab has been poured, and the walls are attached to the footings by a lintel course that has been built and then poured.

3. Framework

The roof trusses are then put in place and encased. The roof is then covered in tar paper to dry. The entire inside framing is in place.

4. Electrical, Plumbing, & More

The home's inside can then be worked on after the exterior is finished, including:

• Electrical

• Plumbing

• HVAC

• Telephone, electronic, and security system wiring

After this is finished, a number more inspections will need to take place before the home-building process may continue.

5. Flooring, Drywall, and Insulation

Insulation will be checked once the house passes the following round of inspections. Insulation assists with both the home's energy efficiency and climate management. Fiberglass, foam, and blanket insulation are typical forms of insulation. Other outside finishes, such siding or stucco, can be put after the drywall is finished. Also, some of the flooring and bathroom fixtures such sinks, tubs, and toilets.

6. Exterior and Landscaping Elements

It's time to work on the driveways, pathways, pools, and patios now that the majority of the heavy machinery has left. One of the last stages of home construction is landscaping, which varies depending on the location and your budget. At this stage, there is the last inspection, and if everything checks out, a certificate of occupancy will be given. After that, your builder will lead you on a last inspection of your house to make sure it lives up to your standards.
