So, you need to sell your home fast for cash! Don't worry, there are a few steps you can take that will bring you cash offers in days!

The first thing you would want to do is have a professional realtor do a CMA (comparative market analysis). A CMA gives you the information needed to price your home correctly.

I know you think a Zestimate will do the same thing, and you won't have to have a realtor come out to your home for this. Am I right? Zestimates are great; however, they do not take into consideration style, square footage, condition or actual location of homes (a home on a busy street doesn't hold the same value of a house two blocks away on a quiet cul-de-sac).

Sellers can put their homes on the market at whatever price they want. We like to call this fantasy land. Please don't take offense, but buyers are not going to pay more for a home than what it is worth. Why am I telling you this? Great question! It is essential to know what homes have not sold, almost as important as to what has sold. What the market will tolerate is the knowledge that will help you determine what price to list your home.

The biggest mistake you can make is thinking you can always come down in price. "Let them offer me less so I can get the price I want. I hear this all the time!" No, that is not what works. You will do more harm than good with this strategy. You will not bring buyers into an over-priced home. Think about it for a minute, would you view a home that is twenty thousand dollars over-priced, or would you instead see a home that at the very least is at fair market value if not a little under market value. I think you may now be seeing the whole picture! Are you starting to understand the importance of price?

Everyone loves a bargain, right? People flock to auctions, all to have a chance of buying an item at a bargain price. We are not talking about one or two people, but 92% of buyers would view a home that is below market value. Wow, that is huge! I think I probably know what is going through your mind right now; "I am not selling my property below market value." Was I right? Here is something to think about: with 92% of buyers viewing your house at a below market value, do you think those buyers will offer more than asking price to get the home? You bet!

Pricing the home based on location and condition is imperative. If you need to sell fast, think about how the property would look to a buyer, is it on the low end or high end of similar homes? Always look at the house through a buyer's eyes, once you have a good idea of what homes of same condition and location would sell for you have a price point to start. To sell fast and possibly for cash, you will want to price the property below market value. Using this method, you are ensuring that buyers who are looking will flock to your property, and you should expect offers (possibly multiple) within days of listing it.
