Neighbors can become great friends. It is extremely convenient to walk next door when you are in need of help. Unfortunately, within small suburban neighborhoods, it may be difficult to enjoy some privacy. Depending on the local zone and building codes, adjacent neighbors can build right up to your property line. Median lot sizes of homes in America have been decreasing. In 2015, the median lot size of a new single-family detached home dropped below 8,600 square feet. A full acre is about 43,560 square feet, making the average home just under ⅕ of an acre. With only an average of ⅕ of an acre, how can you enjoy privacy from your next-door neighbor?

Below are 3 simple tips to establish more privacy from your neighbor:

1. Build a Fence

One of the most obvious answers to creating privacy between you and your neighbors may be to build a fence. Although, this process is not as simple as just building a 10-foot fence surrounding your entire property line. There are a couple of things to do before you install your fence. First, get a survey of your property line. Your county deed assessor’s office may already have a copy. If not these surveys usually cost anywhere from $500-$1000. The cost is worth avoiding the hassle or legal disputes of an incorrectly placed fence. Second check the rules and regulations. Your jurisdiction may have regulations on how far back your fence must be placed from your property line. Typically this means 2,4,6, or 8 inches from the property line. Lastly, you must determine fence maintenance or easement with your neighbor. This means determining if you can split the cost of a fence or maintaining the land past your fence line still within your property line.

Some ideas for great privacy fence models include a chain-link or wire fence, a stone wall, or a wood panel fence. These models provide the most privacy and the least visibility. Choosing the right fencing depends upon pricing and the style of your home. Typically, if you are in an urban area then wooden fencing might not be aesthetically pleasing. A great option for chain link or wire fencing is privacy fence slats. All fencing companies should carry this option. These slats come in different colors and provide low visibility and protection from the wind.

2. Plant Large Trees or Hedges

Another great way to create privacy from your neighbors is to plant large trees. Trees not only provide beauty and shade for your yard but also create privacy. Some of the best trees to plant are a hybrid willow tree, Leyland cypress, spartan juniper, or a flowering dogwood tree. These trees have the capability to grow up to almost 50 ft. Just like your fence, it is important to check the regulations regarding tree placement. Some jurisdictions may disapprove of large trees as they may block the view of your neighbors. Planting trees may be the easiest and most friendly way to secure privacy from your neighbors. Another option similar to trees are hedges. Although hedges may require more upkeep, they provide little to none visibility. Strategically planting trees or hedges may save you from fencing costs or disputes.

3. Install Window Blinds/Shutters

Lastly, it is important to remember to install window blinds or shutters. If you are building your own home, consider installing windows that do not have a direct line of sight to your neighbor. If you can see their large windows chances are they can see inside yours too. Installing window blinds or shutters is a great way to create privacy not only from your neighbors but strangers as well.
